Virginia Closing Cost Planner

Planning range based on published Virginia recording-tax rules and clearly labeled allowances.

How This Planner Works

This is a planning calculator, not a quote. It uses published Virginia recording-tax rules plus labeled allowances for title search, title insurance, settlement, and recording services.

  • Virginia deed recordation tax is calculated from the property value.
  • For financed transactions, deed-of-trust recordation tax is calculated from the loan amount.
  • The local recordation-tax add-on is modeled at the statutory maximum of one-third of the state tax.
  • Title and settlement allowances are shown as ranges.

Not included: lender fees, prepaid taxes/insurance, HOA/condo charges, commissions, prorations, payoff amounts, special endorsements, and other transaction-specific charges.

No confidential documents, financial account information, or Social Security numbers are needed for this calculator.

Transaction Details

Required for financed purchase, refinance, and HELOC.

Estimated Title & Closing Planning Range

$0 – $0

Planning range only. Final fees are transaction-specific. Planning estimate only. Not a Loan Estimate or guaranteed quote.
